I remember appraising properties prior to the 2008 real estate and financial crises. At the time most appraisals were for lending purposes and proposed developments. Back then, I was shopping center specialist. During a time when you would expect retail to rebound, Amazon revolutionized e-commerce ushering in a new way of doing business. Retail demand transitioned. Those businesses that adapted grew as a result. Others that did not were left behind. Developers and investors didn't quit, but they took their knowledge and made a pivot. Mixed-use developments were on the rise with built-in retail tenants. More than 15 years later, this trend is still going strong today.

Hello! My name is Debra Forrest. I am a commercial real estate broker and certified general real property appraiser out of Atlanta, GA. I am an Alumni of the University of Mississippi (Ole Miss) with a B.B.A. in Real Estate. In addition, I am a commercial instructor with the Georgia Association of Realtors. For nine year I served as a Board of Equalization Hearing Officer (Fulton County, GA) and adjudicated thousands of property tax assessment appeals.


About 95% of appeals were disputes between property tax appraisers and commercial property owners' representatives. However, when residential appeals were present, the homeowner, except high-valued residential properties, was almost never prepared and never represented. In fact, most didn’t appear for their hearing at all. Appeal decisions were based on who presented the strongest and most convincing valuation argument with credible real estate research and data packages supporting those arguments. When you don’t show, you can’t’ win. Perhaps they didn't show because they had no evidence

No. Though an approved school with the Georgia Real Estate Commission (GREC), this training is a professional development program not for real estate or appraisal CE-credit.
